Frequently asked questions

We received a formal notice about a property we sold. What can I expect from your work?

Our expert assessment can help you get an unjustified lawsuit dismissed, or substantially reduce the scope of a claim that may exaggerate the work required and inflate
the amounts claimed.

What is the difference between the maintenance log and the contingency fund study?

The contingency fund study tells you exactly how much to contribute to plan for major work in the common portions, while the maintenance log sets out a schedule of the regular maintenance tasks to be completed.

Are you accredited to carry out contingency fund studies?

We are a firm specializing in condominiums and hold an accreditation from the Regroupement des gestionnaires et copropriétaires du Québec (RGCQ). We are also a service provider for the CondoConseils network, the Association des syndicats de copropriété du Québec (ASCQ) and the Fédération des copropriétaires du Québec (FDCQ).  All work is supervised, and reports are signed by a member of the Ordre des technologues professionnels du Québec (OTPQ), in accordance with the requirements of Bill 16.

What if we don't have any construction plans of the building for our contingency fund study?

You can contact your municipality (urban planning or permits department) or the builder (if still in business) to obtain a copy. For new or very recent buildings, the builder or architect is required to provide you with a copy. Otherwise, our team will assess what is needed and propose a solution for taking the relevant measurements (fees may apply).

What do I need to prepare for the day of the inspection?

On the day of the visit, a contact person representing the syndicate must be present to give us access to the various common areas and shared mechanical components. You don't need to have all the electronic documents and required information ready on inspection day; you can email them to us at your convenience. We will help you throughout the process.

Why is a general inspection required for a contingency fund study?

We cannot carry out such a study based solely on plans, without one of our experts examining your building. The contingency fund study we deliver must reflect the actual condition of each component. We therefore need to confirm the level of maintenance performed and the upcoming repairs, and take an actual inventory. On site, our professionals will ask the right questions and raise the relevant concerns for your file. That way, your study is customized and suited to your situation.
